Housing Locator

Housing locator tools let landlords list and tenants search for housing completely for free. This is a managed service that is fully supported by a toll-free, English and Spanish call center, and listings are added and updated daily.

Three search options seek housing based on different criteria. Map options allow searches limited to smaller regions (SPAs), and specific cities can also be selected for narrowed searching.

A Basic search is a quick way to find properties by bedroom and bathroom amount, ZIP Code and whether a tenant has a Housing Choice voucher. Entering the least amount of criteria will return the largest amount of search results, so the Basic search can help return the largest sample of available listings.

Advanced searches add optional criteria such as school district, included appliances and furnishings, pet friendliness, whether the landlord requires a credit or criminal check and more. Accessible searches add options to search for a broad range of accessibility features.

Many features have been added to make locating the right property easier. Search results can be viewed on a map, and new housing searches can be started from the map to help find location-specific housing. Search results can be sorted by rent, address, date-available and more. Listings can be saved in a "basket" for side-by-side comparisons.

The housing locator works and looks the same for the public and restricted-access users except for Special Needs filters (mentioned below).

If your agency would benefit from phone training or in-house presentations, you may request additional training. Training is provided as Community Development Commission or staff become available.

Saved Search

The Saved Search feature is only available to restricted-access users. If a caseworker consistently needs to locate the same type of unit (e.g., by bedroom size, rent limit, location, etc.), this feature sends an email when new listings meeting the specific criteria of their saved search are added or updated.

Special Needs

Special Needs filters allow caseworkers to search for units listed by landlords who have indicated a willingness to market units to persons or families with one or more special needs. When registering to list on the Los Angeles County Housing Resource Center, landlords are offered the option to privately promote their listings to special populations. Their units are also listed for the general public, and indicating a willingness to serve specific populations does not indicate affiliation with any type of licensed agency, program or housing with services.

This is one of the most requested agency-user features. It is simply an additional tool to help caseworkers, who are encouraged to work closely with landlords to establish relationships that will ultimately foster stable living conditions for clients.

Rent Reasonableness

The Rent Reasonableness tool complies with HUD guidelines for Section 8 rent reasonableness determinations and for the Homelessness Prevention and Rapid Re-Housing Program (HPRP). This tool provides printable documentation and includes many features to add ease to the determination process. It is available at no cost to HPRP agencies working for the Los Angeles Urban County HPRP and to local Housing Authority (Section 8) staff based on an annual fee. Any agency may request a demonstration, and each fee is negotiated on an agency-by-agency basis.

HPRP tools include pre-screening and address look-up for potential funding eligibility based on a candidate's geographic location and income. These tools provide access statistics and user-screening forms for the federal Homelessness Prevention and Rapid Re-Housing Program for the Los Angeles Urban County, coordinated by the Community Development Commission.

NOTE: Due to high demand, funding availability for this one-time program is limited, and the program will end soon. This feature will only be available to HPRP administering agencies and County staff for the Los Angeles Urban County HPRP.
